CAAM has a national network of 300+ property managers providing nationwide coverage. This allows our clients to benefit from the local market knowledge, presence and support of our network while retaining a single source for rent collection, data aggregation, reporting and several other corporate services.
Our property manager network is supported by CAAM Field Directors and District Managers who monitor property manager performance, conduct office visits and site inspections, and provide assistance and property manager training as needed. Additionally, CAAM maintains a network of thousands of field service professionals providing property preservation and repair services.
Vetting Process - Every property manager in our network is carefully screened through our application process. Property managers are required to meet state and local licensing requirements to conduct property management activities, hold insurance coverage sufficient to meet state and/or CAAM minimums and have a positive Better Business Bureau rating. State real estate commission websites are also reviewed for outstanding complaints or violations.
NARPM - CAAM is proudly an active member of the National Association of Residential Property Managers (NARPM), a professional organization promoting a high standard of business ethics, professionalism and fair housing practices in the property management industry. Many of our employees and local property managers are also individual NARPM members. CAAM and our employees can be found at the annual national convention as well as several of the regional conferences.
The most important factor for an investor is getting their property rented to a quality tenant, at market rents and in a timely fashion. Over the past seven years, CAAM has developed a process designed to accomplish these goals on behalf of our clients.
Local marketing - The first step in marketing is determining an asset's market rent. CAAM accomplishes this task through a comprehensive rental analysis and the local market expertise of our property manager network. Using the market rent, CAM develops a marketing strategy for each property tailored to client requirements, the location, and condition of the asset.
Upon client approval of the marketing strategy, all properties are placed within multiple listing services which push to some of the largest real estate websites, including Realtor.com, Zillow and Trulia. Our property managers also market through any additional means customary to their market. CAAM requires weekly marketing updates from our property managers which include the number of showings and feedback from all showings. All marketing activities are overseen by a CAAM District Manager who revises marketing strategies as necessary.
Tenant Qualification - CAAM provides tenant screening services based on client specific requirements. We utilize a web-based application that provides fair and non-discriminatory screening applied consistently throughout the nation. For each application received, a report is generated providing an applicant score based on a complete credit analysis, rent to income ratio, eviction and rental lease history, and employment and residence duration. Approved applications are reviewed internally to ensure quality control prior to any lease signing. In the instance an applicant is rejected, an adverse action letter is provided in compliance with the Fair Credit Reporting Act.
